Montego @ Roripaugh Ranch Standard Pacific Homes 2399 to 3479 sq. ft. from low $400,000 Yes. HOA $182 mo. Four floor plans. And no, you are not seeing double. The single story floor plan at Montego is essentially the same floor plan as their sister development across the parking lot at Cambridge. Montego grand opening was 19 October 2013. Note the flat pannel LED recessed lighting in the kitchen ceiling. Finally some new homes with new LED lighting. Sales are strong. Montego is currently in Phase 7, 8, and 9. The Vineyard by Van Daele Van Daele Homes 2700 to 3200 sq ft from mid $400,000 No. HOA $250 mo. 25 acres west of Butterfield Stage Road with entrance on Walcott Lane. Gated community with 45 homes on 0.10 to 0.18 acre lots. Construction in process. Primary access to the property is off Walcott Lane but there is an emergency gate on Butterfield Stage Road. Grand opening 28 March 2015. I toured the three models on 22 April 2015. Very nice. Love the upstairs optional balcony. Low tax rate.
Verona @ Roripaugh Ranch Van Daele Homes 2407 - 3361 sq. ft. from high $300,000 Yes. Too Late. HOA $182 mo. As of 3 August 2015, the last home is off the market. Verona grand opening was 12 October 2013. Verona is planned for a total community of 56 homes. Verona homes are selling at a faster rate than their sister community of Sorrento homes, most probably because they are smaller and less expensive. They have some great floor plans.

Altair Ambient Communities tba tba tba The Altair Project in Temecula is a potential future development of a 270-acre parcel west of the Old Town area of the City of Temecula. The plans call for 1,750 new homes with a range of household sizes.

The homes of Altair are envisioned to be a pedestrian-oriented community within walking or cycling distance of Old Town.

The Altair design concept calls for several neighborhood "villages." Expect an open high-density urban lifestyle feel.

The Altair development is still in the early planning phases.   Status as of March 2016.

Arbor Vista Regent Properties tba tba tba The Arbor vista Project in Temecula will have 83 single family homes with an average lot size of over 8,000 square feet. The private, gated community will include over 43 acres of permanent open space, pedestrian/equestrian trails and a park including active play opportunities as well as turf areas, barbecues and picnic tables. Arbor Vista is Located at the southeast intersection of Nicolas Road and Via Lobo Road.
Grading is well along.   Status as of 3 September 2016.
Cypress Ridge Ridge Crest Real Estate / RC Homes Inc. tba tba tba The Cypress Ridge project in Temecula consists of a 245-unit multi-family mix of condos and apartments at the northeast corner of Pechanga Parkway and Loma Linda Road in Temecula. Status as of 12 August 2016.


Roripaugh Ranch

A word about Roripaugh Ranch in Temecula - Roripaugh Ranch is an 800 acre planning area on the eastern edge of Temecula. The development is shaped like a pan ( shaped like the state of Oklahoma ) with the northern border Murrieta Hot Springs Road and one border at Butterfield Stage Road. It was abandoned during the recession. 

The 160 acre panhandle of Roripaugh Ranch is under development now.  KB Homes started sales in June 2013,  while Standard Pacific Homes and Van Daele Homes started sales approximately October 2013.  The entire panhandle development is projected to end up at approximately 500 homes. It is a gated community aimed at buyers that want casual luxury. 

The much larger "pan" section is east of the Butterfield Stage Road link that runs from the terminus of Murrieta Hot Springs to California Road.

At build out, the Roripaugh Ranch area is planned to feature about 2,015 homes. Plans call for 15.4 acres of commercial uses, a 22-acre elementary school site, a 20-acre middle school site, a 5.1-acre neighborhood park, a 19.7-acre community park with lighted athletic fields, 9.1 acres of private recreational facilities, 202.7 acres of biological habitat, 56.6 acres of flood control and landscaped slope areas, and a 2-acre fire station. Status as of 17 February 2016.

 

Terracina Development

A word about the Terracina Development in Temecula. There are two builders. Toscana at Terracina is being developed by CalAtlantic Homes ( previously known as Standard Pacific Homes ) and Marbella at Terracina by Lennar Homes.

Total Terracina Development is expected to include 318 homes ( 206 homes developed by Standard Pacific Homes and 112 homes developed by Lennar Homes. )

Terracina is located in an unincorporated portion of Riverside County, adjacent to the City of Temecula. Located south of Eagle Point and north of Anza Road. Enter the project from Enter from Deer Hollow Way / Anza Rd.

Terracina Spectrum Communities various tbd tba tba Terracina at Lake Elsinore - Orange County based Spectrum Communities LLC received approval on 14 July 2015 for a large housing development in the northern Lake Elsinore on 151 acres of vacant land stretching east from Lakeshore Drive and straddling Terra Cotta Road. Current plans for the Terracina at Lake Elsinore project call for a maximum of 452 homes.

The southern project boundary is located adjacent to Lakeshore Drive, between Terra Cotta Road and Dryden Street. Hoff Avenue is located along the northern boundary. The plan calls for six phases. The six village will have 72, 84, 75, 89, 94, and 38 homes for a total of 452 homes.

Spectrum Communities bought the property in 2012 from Pulte Homes. Pulte Homes had purchased the property from Centex Homes. Centrex had created their own development plan that received approval from the city of Lake Elsinore in 2005. However, Centex Homes never went forward with the project. Spectrum scrapped the plan and came up with a new project featuring a series of different neighborhoods and varying house designs.

PulteGroup, Inc (PHM) is based in Atlantic GA. Residential home brands inlcude: Pulte Homes, Del Webb, Centex.
Alberhill Villages Castle & Cooke various tbd tba tba Alberhill Villages Project at Lake Elsinore - A massive development plan was approved on 14 June 2016 by the Lake Elsinore City Council.

A very long 12-year path in the preliminary planning stages to get to this point. The proposed Alberhill Villages master -planned community in Lake Elsinore is the biggest in the city's history. It will be one of the largest projects ever proposed in the region.

If it is built, the 8,024-unit Alberhill Villages project would dwarf just about every mixed-use project in southwest Riverside County. It would be a 2-square-mile city within a city. Planned between Lake Street and the Cleveland National Forest

Of the proposed homes, about two-thirds would be single-family residences and the remainder would be multifamily complexes.

The Alberhill Villages master-planned community is planned to be built on 1,400 acres in the far northern reach of Lake Elsinore west of Interstate 15.
